Being a landlord shouldn't mean being on call.

The reality of self-managing

Every repair asks for your attention. Most of them don't actually need it.

The 11pm "the boiler's making a noise." The Sunday "the tap won't stop." You self-manage to stay in control and skip an agent's fees, but it turns you into the 24/7 contact. Office hours nobody respects. A second phone. A WhatsApp group per property. It never really stops.

A short demo of ManageNest on a phone: a text message arrives about a leaking kitchen tap at 55 Wilson Road, the landlord follows the link and opens one approval card in the browser showing the tenant's message, the diagnosis and a £95.00 fixed quote from Halgate Plumbing & Heating, and approves it in one tap.

See it · ten seconds

One text in. One tap back. Done.

Everything you need to decide, on one card. No dashboard to sit down at.

How it works

Three steps, and then it runs itself.

Step one

Your tenant texts one number

No app for them to download, no account to make. They text the problem, in their own words.

Step two

We handle it, start to finish

We work out what's actually wrong, find and book a contractor, chase the job, and keep your tenant updated. No back-and-forth landing on you.

Step three

You approve only what matters

Anything within a spend limit you set is handled without you. Anything above it comes as one clear decision. Most weeks, that's a text or two.

Maintenance. Executed.

What your tenant sees

No app. No account. Just a text.

Your tenants text one number, like they'd text anyone. We work out what's wrong, take it forward, and keep them updated. There's nothing to download or sign up to, which is exactly why they'll actually use it.

Why it's different

The relief of handing repairs off. Without the fee, the mark-up, or losing control.

You stay in control

You approve real costs and decisions. We never spend your money without asking. You hold the purse strings; you just stop being the switchboard.

We make nothing on your repairs

You pay the contractor directly. No mark-up, no kickback, no cut of the job. Just a flat monthly fee to take the whole thing off your plate.

Not an agent, not a tool you run

An agent takes a slice of your rent. Other tools hand you a dashboard and more admin. We do the work, so you don't. Your only screen is where you approve.

Built for the way repairs actually go

The small things that turn out to matter most.

When it's their fault

They pay, not you

We flag tenant-caused damage so you can choose to pass the cost on, rather than quietly absorb it.

Your choice, and subject to the tenancy terms.

Certificates

Nothing you forget to renew

Add your Gas Safety, EICR and EPC, and we'll remind you before they lapse. One less date to be caught out by.

A feature we have, not a promise to keep you compliant.

Speed

Fast, on purpose

A repair handled quickly is a repair that never grows into a bigger problem, a complaint, or a claim.

Peace of mind, quietly, in the background.

For HMO landlords

More rooms, more tenants, more repairs, more contact.

If the repair chaos is worst anywhere, it's an HMO. One number covers every room. Every repair handled. You approve only the decisions. Pricing is per room, because an HMO is the most we take off your plate.

Straight answers

The questions landlords actually ask.

Isn't this just a letting agent?
No. An agent takes 8 to 15% of your rent and marks up your repairs. We take no cut of any repair and you pay the trade directly. We handle the work; you keep the control and the money decisions.
How is it different from a repairs app?
An app hands you a dashboard to run. With ManageNest, we run it. Your only screen is where you approve the occasional decision that's genuinely yours.
Do I lose oversight?
No. Every report, contractor, job and invoice is recorded and there whenever you look. You just don't have to watch it in real time to have it.
What does it cost?
A flat fee per property per month, and a per-room fee for HMOs, with nothing on top of your repairs. No mark-up, no per-job cut. Founding Landlords lock in a preferential rate. (Exact figures confirmed when we speak.)
Who's behind it?
Landlords who got tired of every repair, however small, landing on their phone at every hour, and built the thing that takes them off you and only brings back the decisions that are genuinely yours.
